how's it going guys, I'm listened to @mike Nelson recent podcast and I've decided to go after these owners behind on taxes actually 3 of the properties sold over the last month were behind on taxes and the seller were always motivated, I found those properties driving for dollars. Is their a way I can get a entire sheet if these properties in Memphis

how's it going BP I'm purchasing my first rental, getting rehab done slowly but surely as I go along. I've been hearing investors say "use flat on your ceilings, semi gloss on your trim and doors, and eggshell or satin on your walls" how would you guys agree with this

@Shari Posey Determine what you want, if you need any help in the Memphis area let me know. I will let you know where and where not to invest based on your criteria. But reach out with the wholesalers in your desired markets. Also have at least 3 realtors in each market that can determine if the deal is solid or not. Also Gain access to the MLS, to pull accurate comps for yourself.

I would also advise you together a team such as Property managers, title company, lawyer, realtor, and contractors. It's defiantly achievable I'm getting my team together to move into other markets myself.

@Shari Posey in Memphis you won't find anything good on the MLS, rare case you do, or you will get yourself in a bidding war. Bigger investors in Memphis have people on their payroll to watch the MLS, so if its on the MLS after 45 days a red flag should popping up in your head. Also Turn Key company's defiantly won't have what your looking for maybe a 10% cash on cash return.

When they are easily profiting 18-29%

I have a 10 unit in Memphis for half this price, generating 4560 before expenses a month. Last year the county listed it's appraisal at 93k this year 186k. So it's defiantly better deals out there.

I have a couple good investors in my book but I wouldn't mind having more, has anyone found a effective way to market to more cash buyers? (Letters, Postcards, Radio, anything)

Chad, welcome to BP. I started here also and since August have been closing 2-3 deals a month. Bigger pockets has been here for me to answer any problems I crossed. hope to do the same for you.

California market must be heating up! I'm a Memphis Wholesaler but just developed a system in Houston for properties I have 3 their now.

so would it be ok to have my investor put the property under contact and I write in a consulting fee since he won't be using a realtor.. Or should I have my investor write a finders fee for 5k..
