Hey guys,

I am looking to possibly purchase a property that needs a new water boiler or updated to a forced air heating system. There are currently radiators in every room in the house, but the base boiler unit is out of commission.

Anybody had any experience with this, or any recommendations or cost projections?

Great points, david. just the type of stuff I needed to hear! If you don't mind me asking, what's your most successful or favorite marketing method?

I've been thinking about squeeze pages and a website, but I'm not sure how or what to offer potential leads to get them to "opt-in" on my pages?

Any insights?

Thanks for all the input guys. I am a complete novice at this REI stuff, but have been doing a ton of educating to try and get involved in it. Of course, probably like most newcomers, I am interested in the flipping and wholesaling.

But, as these types of options become more difficult due to market changes, I was wondering what most thought about the future types of investing strategies that would be used to stay players in the REI game.

Great information guys - I really appreciate the time to explain. I am aware of a lot of the variables and really was just looking for some help with rough estimates when doing walkthroughs so I can put some type of numbers together to determine ARV and a MAO.

J Scott, I was actually looking into getting the BP flip houses and your book on repairs. Funny that you mentioned in that post. Thanks again for sharing your advice!

Hi guys,

I am new to the investing game and looking to focus on rehabs and flips to start out. I am aware that a major focus in doing rehabs and flips is to accurately assess the repair costs that are needed to rehab the property.

In doing research, I have come across referrals to use the Craftsman Costbooks, but they have 3 options to choose from:

• National Construction Estimator Costbook
• National Home Improvement Estimator Costbook
• National Renovation and Insurance Repair Estimator

Does anyone know which of these 3 would be most beneficial, or should I consider purchasing all 3 versions?

Any input is much appreciated!
