Post: Managing your contractors as an out of state investor?

I’m currently managing a mix of things myself with an out-of-state duplex I purchased. It’s close enough that I can drive to, which helps. So far, the only decent contractors I’ve found have come through referrals, and they’re usually booked out pretty far in advance. That’s a great sign they do solid work.

Right now, I’m only hiring out smaller jobs to test the waters, mainly to see how communication goes and whether they follow through with things like sending pictures before and after the job, as agreed.

I’ve already had one contractor completely fall through on both budget and timeline. The work turned out great, but as a long-distance investor, we need more than just a solid final product. I paid the overages without complaining since it was a smaller job, but I learned that this is someone I’ll only use in a pinch and only if my timeline can handle the risk.

Hey everyone, I'm about to purchase my first duplex in the Boise area. I'm looking at finding referrals for general contractors, painters, and a handyman in the area. Each side is roughly 740 sq ft. 2 bed 1 bath. I'm looking to replace carpet and put down lvp. Small drywall repairs and paint. Thank you!
