This is my first post, and I'm asking what YOU take into account personally outside of the numbers to choose to purchase a buy and hold or flip property. And how!

For example if you're concerned about the school area, how do you research? 

I'm not asking to be taught how, I'm just curious what things make others decide to purchase, outside of the numbers, and what they do to make sure they're the right circumstances.
