if you serve someone a three day notice and after three days you start the eviction process and they make a deposit into your account. it will avoid the eviction process and you'll lose out on the money that you spent with the attorney and have to start all over again

the problem with your account number is that if they ever or not paying the rent and you served in the three-day notice and they don't pay the rent and you're going through the eviction process if they make a deposit of any amount during the eviction process it's voided since you're not allowed to accept any payments after 3 days once you start the eviction process

Purchase price: $14,500,000
Cash invested: $6,000,000
Sale price: $14,600,000

This is an investment opportunity of ground up construction of a 60 unit building with a ACV (After Construction Value) of 23Mil.

What made you interested in investing in this type of deal?

The great movement of urbanizing los angeles.

How did you find this deal and how did you negotiate it?

We assembled lots from individual property owners to create investment opportunities outside the MLS. off markets deals

How did you finance this deal?

We finance thru private equity and traditional lending institutions.

How did you add value to the deal?

Assembling lots and reducing construction costs.

What was the outcome?

New Building costing 65% of the Value.

Lessons learned? Challenges?

20 years of experience learned alot about assembling lots and development of real estate.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

@Branden Sewell bring an investor that's willing to partner up with you and they'll put up the cash and then you get the financing and then you do the deal with them and split the profits

Hi i am an investor and developer for 20 years and am looking to grow my business. i am currently looking for investors to join in the development of new apartment buildings in los angeles. anyone have any input how i can acquire new investors to join in as LP's in the new ventures. Again i have been doing this with 2 investors for the past 20 year but now need to expand to larger projects. I currently looking to raise 6 mil. for the development and hold of a 60 unit apartment building in the heart of los angeles. Echo Park. Please advise.
