Hello, 

I'm not being active in group for a while since i have different business, i'm trying to find which route i need to choose, i would appreciate your suggestion. 

My goal is to generate a passive income since most of time spending in another business. i choose the following path. 

1. Being the Private Lender ( 20k - 100k)

2. Get Multiple turnkey property from other state ( i live in NY - Queens) .

I really appreciate all your suggestion.

Can you recommend if you have any good architect in queens, NY area. we just had conversation with one person in universal design const mgmt LLC. i would preferred if you guy recommend someone.

@Joe Villeneuve That's exactly, what i'm trying to do and i even want to put the money in solo 401k and use the money as investment. 

I see your in Michigan, do you recommend any states where we can hold the property for rental (owner market )

@Andrew Johnson I'm sorry for the confusion, i already have active cash-flow for more than 13k per month, i would have to repay the loan out of my existing business to finish the 150k loan in a year. 

Im trying to do invest out of 150k loan and create cash-flow in real-estate.

Hello Everyone,

This is Colin, i own a e-commerce business, which is a really good passive income that can replace my regular income. i want to take a loan on my company name, which readily available for 150k +  at 7.8% interest ( we would have to pay 13k month to repay this loan). So i would like to invest these funds in real-estate. 

What would you recommend? 

1. Buy multiple B / A - type rental properties out of state ( out of NYC)  using turnkey providers with an investment of 20% in each property and get an 80% loan from the bank.(4- 5 property asap)

2. Buy multiple B / A - type rental properties out of state ( out of NYC) with the BRRRR strategy.

3. Invest into multiple unit apartments with the 20- 30% down.

4. Buy property in New York (since i live in New York) and apply the BRRRR Strategy.

Jeff B : Yes i agree with you, i would like to invest in multi family property ( B type Property). do you have any recommend zip code or state where we can look for rental property.

Hello Everyone, 

Hope you all have wonderful holiday, I have e-commerce business but i really want to invest in my profits/money in real-estate to get solid cash flow. I flip and live in one property and i don't much time to do flip and hold property and also for different type of business. since i live in New york, i couldn't leverage myself to get multiple property here and to have active cash flow. 

Please help me to choose how i can take it forward my investment. 

1. Invest in the multiple turnkey property to get the solid cash flow out of state ( would you recommend some of the state to own a rental properties. 

2. or Invest something multi-family property or multi units apartments.

3. or keep invest the money in the business what i'm doing now( e-commerce). 

and also i would need some mentor to guide in real estate. I'm good in  facebook advertisement and Instagram marketing and other SEO process, i wouldnt say i know everything but i can guide you through the process if you need anything related to SEO.
