@Jimmy Lieu thank you for the heads up on Columbus.  I used to travel there 4-5 times per year for 15 years for my W2 job.  I will definitly be chcking out Columbus as an option as well.  Will let you know if I am looking for any agent assistance in the area.

Right on Moe! Yea, I just took a look at Dayton and there are certainly some attractive starting prices. I did a quick analysis and it looks like Knoxville is a great place to be looking too. What have you been doing in Dayton?m BRRR?

I wholesaled contracts in Dallas, so I was flipping contract assignments.  I still worked full time so this was side huslte. I do not want to go back to wholesaling, and it seems like there is more red tape with assigning contracts in CO vs TX.

Eric -- thank you for the kind message.  Yea, that is how I worked deals in Dallas -- just getting out there and networking, so it looks like more of the same out here.  I will def be heading to some meetups.  I also need to meet more contractors -- so will need to head out to find those as well.

@Colin Stewart, Good to know! Denver and Colorado in general is probably not going to cash flow very well so I'm glad you're looking out of state as well.

The Midwest (for example, Toledo, Ohio) is great, as you can find $100k properties in a great neighborhood that meets (or is very close to meeting) the 1% rule, with rent nearing $ 1,000 per month. Additionally, insurance and property taxes are very affordable, resulting in more cash flow. I also have experience with Detroit and Dallas. Happy to answer any questions you may have about any of these markets.

Yea I need to find a new hard money lender if I find something to rehab.  Figured it would be mailers, texting and such.  Is there a data source out there that highlights multi-family homes in a metro area?

Hey everyone -- my name is Colin and I am looking to get back into RE investing. For background, I used to wholesale contracts about 12 years ago in Dallas. Combo of driving for dollars, distressed listings that were not moving on the MLS, and getting properties under contract to offload to the dallas RE flippers. I had a hard money lender at the time, but have since lost all contacts in the business while I focused on a different career path. NOW, I want to get back into this world since it seems to be the only money making activity that really gets m excited now. I am wanting to own property this time and rent it out -- duplex-quad would be ideal. Where would a good place to start with this? I have looked at the MLS, but would prefer to find non-listed properties, or even search for vacant. Either way, wanted to say hi to everyone and am excited to get going.
