@Christopher Brock I'd recommend joining FB group called Charlotte Real Estate Investors - very active community and easy way to market. I would say, they will expect the numbers to work but it's worth a shot. Otherwise, would recommend flat fee listing - Meredith Christie has helped in the past and is sooo easy to work with.

@Brian Plajer no telling but if I was you I would be locking. The current sentiment is that rates will continue to rise.

@Daniel Gilbert stay out of SC for the investor tax and Airbnb's are facing a downturn right now too. My advice would to be to hold for time being and let the dust settle with the volatility, reassess in a month or so. I'm also an investor in Matthews and own a STR, happy to connect and share my two cents

@Matthew Crawford Hey Matthew, small multi-families are an ambitious goal in Charlotte as there are so few they are overvalued in terms of purchase price to the point where (IMO) you're better focusing on single family or straight to commercial. Following. I started by contacting my town to get specifics on offsets and provided my address to which they were able to advise if we could build one. Would love to hear back when you're further in the process on who you've gone with. I've asked the question on Charlotte Real Estate Investors Facebook group - there are some recommendations listed there.

@Joe Mathew I'm local to Charlotte and have been investing here for years - and continue to do so. The macroeconomics of this area, diversification of industry, and desirability of the "mid size city" has outpaced growth compared to other markets. We have seen superb returns on our investments as well as continued equity growth through appreciation. I don't invest in uptown Charlotte though as I personally feel there is too much competition with high rises and apartment complexes. I have been investing in the suburbs (30 min drive) from uptown. Just an FYI, you won't get the value of 4 bedroom on appraisal or financing unless you add a closet. The listing agent should know better than to advertise as such. In terms of rentals, at least in my area, I haven't seen tremendous value in a 4 bedroom vs. 3 bedroom unless the sqft of the home warrants it. If anything, advertising as a 4 bedroom will mean more occupants and potential for more wear & tear to the property- unless you plan to rent by the bedroom.

@Nicole Bussard Hey Nicole, may be worthwhile to connect. I'm local and primarily buy in Matthews area. I have grown personal portfolio over past 10 years, but looking to start structuring differently in order to continue to expand. No deal in hand, but I find my own and would love to explore options to work together for when something comes along.
