FHA loans are closing, around me anyway, however they typically won't allow more than 2.5% in closing concessions. So 10k seems like a lot unless it's an expensive house. Good luck.

I agree with John. If the price is right it's still a deal, just lower your ARV accordingly. Only you will know if that's 8k less or 30k less.

If you have it under contract you can tell us the address. There are some nice streets and some not streets in that zip. I live about 15 mins from there and would definitely invest there depending on the street.

@Account Closed what about 70% or even 65% LTV. I am not a banker but with 30% equity out there it seems safe. So what options do I have?

@Mike D'Arrigo I don't think I understand you either. Pit falls of forums. Two separate questions.

#1 am I able to get a FHA loan 3.5% down? If I have more than 4 units. No other FHA loan and I plan to live there for at least one year.

#2 where can I find a bank that does 75% LTV cash out refi I own free and clear? Product nonspecific. Not 75% what I have into it, but appraised.

Get you own agent and have them deal with it. You probably don't want the seller's agent to represent you anyway. If you don't want your own agent for some reason say, "I have money and want to buy this place, plus I don't have an agent and you'll make double commission!" Give them 10 minutes.
