Good afternoon ALL! I have an interesting deal here that came across my way this ,morning and have been running numbers on this to see if it is a good deal! This 4Plex is in a great rental area with Centerville schools and great parks and shopping and food close by. What caught my eye about this one is the under rented unit prices.. Rents for 2 bed 1.5 bath are very strong at 1200-1250 while current rents sit at 800-850. Good opportunity to increase income and boost returns as seen in my data. What do you think? To go with this just ran numbers for the Dayton MLS Daily stats Units sold In January 2023 was 517 units and January 2024 was 824 UNITS! That a 63% increase from last year! Just numbers with insight on the Dayton market.

Recently this Winter season has been extremely odd. Usually this time of the years things slow down and inventory isn't flying off the shelf if you know what I mean, but for two different clients I wrote two offers at asking price close in a week cash offers and they passed them up!? (I assume they got over asking price for these). Is anyone else experiencing this in there different markets? Just seems odd and seems like this summer could be a hot one if things are already shaping up like this in the winter. Cheers and happy investing!

Small multi-family (2-4 units) buy & hold investment.
Purchase price: $154,000
Cash invested: $25,000
This was a poorly Managed duplex in the heart of Miamisburg Ohio. Now Bare with me as this is my first post and ill keep it short and sweet. I bought this looking to BRR this and keep things moving. One unit was in great shape and had a great tenant the other not so much. The bad unit was rehabbed and we moved in a new tenant. The project was a success as we bought for $154,000 had $25,000 in rehab cost and appraised at $215,000 on a cash out refi. Long story short value was added. Thanks!
