I would lock the rate now and get the cheaper debt. And it will probably be better for you to handle the tenant now rather than the previous owner.

If there is truly nothing wrong with the system, have the repair man charge his time to the tenant. Be upfront about this and let them know beforehand. The number of complaints should diminish.

I usually just build in the water/sewer charge with the rent amount if the building is multiple units with one water meter. I've seen others in the area advertise a lower/attractive rent amount but add a XX dollar water & sewer fee.

You're the investor do the math. With selling, you must account for closing cost, agent fees, and misc expenses. From the looks of it, you won't get enough meat off the bone when you do sell. With renting, look at in the perspective of 5 years from now. What does the rental growth and appreciation look like in your neighborhood? Do you have enough financial stability to hold on the property if it doesn't cash flow day one?

I would dig into your local laws first. & it sounds like you need processes/steps that will help you out whenever you receive the notice of the tenant not renewing the lease agreement.

As a landlord, you need to provide your tenant a unit that is habitable. Whether that is a hotel room for a couple nights, gym membership, or nothing at all, talk with tenant and communicate effectively.

I'm about 15 months into my first house hack on a 4-unit. Best advice is to get the ball rolling. Talk with your agent & lender about your options and anything that you need to be corrected before getting started. Then, set up alerts for the property that meets your criteria. In the mean time, start reading books about property management so you set a good foundation being a new landlord.

I'd recommend buying your first house-hack. Make sure you have the income and credit to support that, so talk to a few lenders to see what your options are. Then, work towards all the things a lender would need to see.

I've looked into this. I've seen you can only colleteralize about 50% of your BTC savings & if BTC drops in price, the company will mandate that you put in more money to keep it above 50 LTV of your BTC. I do like the idea of collateralizing your crypto assets

I bought my first multifamily 4-unit during the start of 2021. I only had to put 6k down for a pp of 290k. The property was listed for some time and continually did price drops. We submitted an offer where it made sense and smooth sailing so far. Look for properties that no one wants and become a problem solver
