Does anyone have experience with getting their MTR listing approved on Airbnb and VRBO in Philly?


My understanding is that the platform requires the city's "Rental License" but I am not clear if this is sufficient or is there another requirement?

I'm pretty puzzled by Philly and this whole process. There are a ton of MTRs on Furnished Finder but only a dozen (at first glance) listed on Airbnb. I can't figure out why this is the case if the only requirement is a Rental License. My understanding is Philly will allow rentals if it's 30 days+. 

Am I missing something here? anyone who can share their first hand experience listing MTRs on Airbnb and VRBO is greatly appreciated. Thank you!!

Hi All!

I am closing on my first philly investment propoerty next week. 

I am aware that Airbnb and VRBO requires city license "proof" in order to list on their website. Can someone confirm if the city's "Housing Rental License" is sufficient to list on Airbnb and VRBO for MTR??

@Jessica Stern Congrats! I am closing on my first Philly property next week and I reside in California. 

I just reviewed the City's Rental License Application requirement https://www.phila.gov/media/20230502102646/L_023_F_Rental-Li...

"If the owner/ operator resides outside of Philadelphia, an agent who resides within the city limits must be designated by the owner/operator." The definition of a "designated agent" is essentially a property manager. For this reason alone unfortunately I feel like I have no choice but to hire a property manager.
