What is the best way to charge your tenants for utilities if there's only one meter? One unit upstairs and one unit downstairs.

So I am currently working on a deal that has two tenants in place who only pay $500 a month (no lease just verbal agreement). These rents are far lower than the average in the area ($750+). What actions do I have to take to put in place this new rent as well as get them on to a written lease if they choose to stay at this price increase?

To people who have gotten a loan through quickenloans for an investment property. How was your experience? How are they compared to getting a loan through a bank or credit union? Have you guys used a different company to get a loan online that was better than quickenloans?

Are there any other recent college graduates that have recently purchased their first home/investment property or looking to do so? I have secured my first full time job, have a living situation where I currently pay no rent, relatively good credit score for just being out of college (around 710-720). The big thing I am wondering is tax returns since I have none with a full time job on them. What is the best way of financing for this?

I recently graduated college with a degree in Finance and am looking for my first property whether it be a multifamily or single family. Grew up in Saratoga Springs NY and went to school down near the city. Looking for other investors in the Saratoga/Albany county area to learn from and potentially work with in the future.
