Great thread - I think Pittsfield is a great area to invest in. Regarding late fees, you can't charge a late fee until the rent is 30 days past due

I'm currently selling a condo for a client that has Airbnb bookings through October. Does anyone know the easiest way to handle these bookings between the buyer and seller? Airbnb told me they would have to co-host the reservations currently on the books, but that would expose both buyer and seller to any negative feedback that could come from the others potential mismanagement. Is there a cleaner way to transfer?

@AJ Vanderhorst Thanks for the heads up - Proper seems to be the consensus. Looks like they saw an opportunity with the STR insurance product and got out in front of it.

How do you insure these properties? I'm in the process of buying a Duplex to live in and airbnb the other side and I'm having trouble getting an insurance policy that will allow STR.

How is this working out for you? How are you insuring the property? I'm in the process of doing the same thing and hitting a snag with homeowners insurance that allows airbnb.

@Matthew Paul Thanks for your response!
In this case the gas pipeline splits an 8 acre lot - mostly field - about down the middle and the house is in the very corner of the lot - about 250-300 feet away from the pipeline. It still has a size-able yard without going near where the line is buried. I know that I wouldn't be able to build or sub-divide which is fine, but my concerns are about the safety of it. Thoughts?

I'm looking at a property that sits on 8 beautiful acres of pasture...sounds good...but has an easement for the Tennessee Gas Pipeline which runs right under the property. How does this effect the property value? What other kinds of questions + due diligence should I look into regarding the pipeline?

@Ned Carey That's a good point and I think why I'm hesitant. We would have some cash left for reserves (about 8-10k) so it's doable, but I can't help feel like it's a stretch or that we'd be going "all in" on this one property. Thanks for the reply!
