@Daniel Cullen Thank you for clarifying the legality of this. Your description of a compliant furnace installation: are you able to tell by the pic above if this is compliant or not? If not, what do you think would be a more cost-effective option swapping it out for a 90 percent efficiency unit or moving it to another location within the unit?

Hello BP, 

I am looking for some insight here. I have a small multi unit that I will be closing on in about two weeks. In one of the units I a plan on renting to tenants, there happens to be a forced-air furnace that is located in one of the bedrooms. This is something that both the inspector and my agent pointed out as a potential issue during the inspection. I understand that a gas burning appliance in a bedroom could be a potential safety hazard however from what I have read, this seems to be common thing in Chicago and I couldn't find anywhere that this is a direct code violation for the city.

My question is, is this something that I can get by with having a CO detector placed in the bedroom? Or is this a bigger problem that I need to rectify and should consider installing a 90 percent efficient heating unit or moving the furnace entirely to a proper space within the unit? Thoughts? 

I obviously want to create a safe living environment for my tenants but also I want to make cost-effective decisions at the same time.

@Syed Lateef @Jeremy W. What is your opinion/experience with HomeAway? I hear it gets slightly more traffic than Airbnb.

@Syed Lateef Thanks for your input Syed. So by that logic are you saying essentially I could get by with only one license? In addition, still learning the rules around the Chicago ordinance regarding Airbnb, however say my Airbnb is going really well and decide to turn one of the other units into an Airbnb as well, so now I have two Airbnbs. Am I allowed to do that (legally) within in a 3-unit building?

Hi all,

I am currently in negotiations for a 3-unit property in Chicago that I plan to live in one of units and use at least one of the units as an Airbnb to start with, while renting out the last remaining unit.

I am trying to understand whether I need to apply for both a registration or license number (Vacation Rental) or if a registration number will suffice. In addition, the current owner already has a registration and/or license number for one of his unit that he currently operates. My question is, would I still need to apply for one if I wish to utilize that particular unit as an Airbnb or could I use the current existing license?

Furthermore, am I taking on too much risk if I operate an Airbnb while my registration/license is pending? I want to operate a legitimate STR and looking for insight from short-term rental operators.

Would like to hear from @Syed Lateef
