5/2, 1738sqft house in Texas City. House is a good rental deal. Needs only a few cosmetic updates. Wouldn't put too much into it because of location. Reach out if interested!

I am a wholesaler in SE Houston. I work for a wholesale real estate brokerage that sells 40-45 properties per month in the Greater Houston area.

I work mostly south of Beltway 8 in Pearland, Clear Lake, and League City down to Texas City and Galveston but also have properties throughout all of Houston.

I work in Southeast Houston and there seems to be very little activity on oContract. It looks like it would be a very useful tool for finding and marketing properties.  Has anyone had any success using it? If you've tried it, would you recommend it?

I work mostly along 45 so that's what I'm familiar with:

Flips - Clear Lake, Friendswood, and Pearland are all good. Harder to find deals and tend to have slightly smaller Cash on Cash returns but they sell quickly because of the good schools and safe areas.

Rentals - Texas City, Dickinson, and La Porte are good options. Blue collar towns with steady jobs from the refineries.
