I just closed on a property with no money out of my pocket. The only money used was for the earnest payment, which 100% came back to me. I negotiated the loan amount down and rolled in the closing costs.

@Jason Wray what does the lender look at as far as how the mortgage will be paid for? If it is not yet rented when i purchase it, and i only have 1 income, will they say my DTI is too much?

I just closed on my first house today and am just getting started on the road to a real estate investment portfolio. I used an FHA loan on this house with no money down. My question is

A: Buying a second home, how could i finance this for the lender to see? The first house is going to be a rental after the year, but i would like to buy the second home within the first year.

B: If i sell the home within the first year, use the profit to put a down payment on 2 homes, how would i again finance the second home?
