I’m happy to help in any situation. My biggest suggestion is to thoroughly vet property management companies here—they can make or break your investment in some cases.
Regarding your questions about financing properties, I’d recommend reaching out to @Ko Kashiwagi. He has been a great asset to many investors doing the same thing in this area.

Hi Ryan! Birmingham AL is seeing a lot of growth and the city is pushing hard to become a destination. They have committed to building a $300 million mixed use development in the north part of the city and have proposed a $50 million amphitheater. This is in addition to the renovated Legacy Arena and new Protective Stadium! I would love to talk to you about what is available in our area.
If you're open to out of state investments, Birmingham AL is seeing a lot of growth and the city is pushing hard to become a destination. The state is also fairly favorable for landlords. I could definitely send you whats available.

It was fine, but I'm afraid we are more the exception than the rule. They've been awesome renters and our home is fairly new so we've had minimal maintenance work.

Single-family residence buy & hold investment in Brookwood.
Purchase price: $83,000
Purchased this home in 2011 as our personal residence. In 2015, we moved to Florida and decided that rather than selling our home we would rent it. We have had the same renters since.
What made you interested in investing in this type of deal?
We decided the cash flow was better than selling the home outright.
