Thanks for the advice. I am going to send her to my real estate agent that I have been working with and at least he could make something out of this deal and he has been sending me comps and helping out with the start of my business so it will be a good thing to build our relationship.

thanks I told her that a short sale is probably her best option. She bought the house for 155K in 2007 and now property values dropped and she wants to get out. I will probably have to offer the bank around 65K and that is if the house is in good shape so I could flip this property to an end buyer.

I just got a call from a seller who is under the water on her mortgage and owes about 136K and properties are only going for about 105K in the area. She prefers not to do a short sale because she doesn't want her credit to be damaged but wants to get out of this property and into a better deal. Are there any other options for me as a wholesaler or is a short sale the only way I can help this homeowner and myself?

I already dove into the podcast and have learned so much about marketing and it seems like direct mail marketing is one of the most effective ways so I'm glad I am sending out my postcards today.

Hey guys, my name is Cory Gardner and I am new to the real estate investing and I am glad that I have found this bigger pockets community. I am a wholesale investor and I have already learned so many things from the podcast and the forums and ready to put it all into practice. I plan on wholesaling and then eventually flip houses and sell them or rent them out. I just called Attorney Fishbein and they said that they do not do double closings.
