@Dave E. Yeah I agree, then I’ve had the opposite thought process thrown toward me of if they’re a paying tenant why kick them out? Take the late fee as a bonus if they’re going to pay it

I’m hesitant too as this will be the first tenant I will have to give the boot. Good tips on doing this and keep from ticking them off to the point they’ll do damage?

@Corey Frank will do, he’s tried my patience on dragging payment out til the last day a couple times. I’m sure he’ll push it to the point at some point that he’ll get the boot. I’m just unsure on how to handle this one, I feel like I could make it a breach of contract so I can get him out, but at the same time they’re a paying tenant, sooo...

New learning opportunity for me, put in an offer on a house and just heard back from my agent that the city is wanting the house either torn down or the foundation fixed. Curious what seasoned investors would do with that?  I told him let’s see what exactly the city wants done and go from there, the seller is going to counter my offer, but they are waiting to see what the city says first.

Versus making my initial post to long with particulars that might not be helpful, I am happy to answer whatever questions you might have.

My first question and concern is how involved the city can actually be? The house is 110 years old and has old tree timbers in it under the foundation in spots. But the house is still standing and while I agree it has foundation issues, I don’t think it’s to the point of needing torn down
