@Matt M. To answer your questions they are both no. However I used this one as an example due to the fact that most of my analysis are coming up this way, so it really didn’t matter which one I chose. I put the numbers in the rental calculator and get a negative cash flow vs the 50% calculation usually comes up positive. So I was just trying to figure out a possible reason for the discrepancy

@Matt M. I’d be interested if you’d mind elaborating. Are you talking the expenses for vacancy, repairs, etc? Or you mean taxes, insurance, P&I?

@Jaron Walling thanks for the response and advice. That’s kinda the things I was wondering is where I can tweak the numbers. Water is on there due to advice I received from a friend to keep it in my name. I guess if I’m to do that I can also adjust the rent to reflect it?

@Nick Barlow thanks for the response and great advice. I’m in the Midwest as well, Illinois here. My reasoning for including the water was a recommendation by a friend with a lot of rentals herself, she said she keeps water in her name so if it were to go unpaid by the tenant there’s no issue with getting it turned back on...
