Hello BP,

My name is Corey Smith. I have been a member for some time, but with-in the last few months have really gotten the investing bug. I have been listening to the podcasts and I am now motivated to get my first deal. So I have been driving for dollars and was surprised to find some places that seem decent enough to fix up and sell/ hold. I have located the addresses of the owners (absentee) and want to send out letters. I have never worked with anyone as a partner, and I don't have enough liquid cash to buy the houses and fix them too. What is the next step? Should I send the letters anyway and try to get the funding somehow afterwards? or try to wholesale the deal? How fast can you find either of those usually? Any help would be appreciated. I don't want to get stuck in paralysis or act to rashly either.
