I think the glass block sounds like a great solution, especially after having a wood framed window in my house! Actually, when we bought it, it had a little waterproof curtain on it but no frosted glass... not super private. I think the vinyl window might be off putting to some people. There's also a larger monthly meetup at the BW-3's in Wyoming. That one attracts 60+ on average.

@Ben Durwood, I'll add my voice of support with your PM and add an additional point- tenants expect water and sewer to be included in most multis and singles, as well as trash in most cases. I have attracted savvy tenants who know what is customarily included in the past. I pay water and sewer on all of my properties.

There are also a good number of multi-family properties in GR that pay heat and electricity if the big mechanicals aren't split and there are tenants who specifically look for that.
