Anyone have any good advise, and a good attorney for commercial property contracts in the DFW area?

@Ronald Rohde is a good commercial RE attorney and he is in the DFW area.  I have been using him and have been happy with him and his staff.

@Kevin Miles is that 4% commission for tenant broker over the entire 15 years of base lease term?  Or 4% over a certain years, then a less % for the remaining years of the base lease term?  And are you paying them all at once up front or some up front and some ongoing?  Thanks.

@Diego L. there are 6 - 12 month AC filters?  I have only seen the 3 months kind.  Thinking the same as you (but we self manage) so if there is a 6 or 12 months filter that will be great.
