Wow thank you for all of the quick responses! The $500 pet fee was non-refundable and listed as not going towards any damages/cleaning/etc since it was not a pet deposit, which I was aware of. The contract didn't specify what the $30/month pet rent was for, but they are currently saying neither the pet fee nor pet rent can be applied towards anything in the unit. They are charging me over $700 for the carpet. I have a small dog who is impeccably house broken and never once went to the bathroom inside, although there was a small stain from a time when he vomited. I assumed there might be a fee for cleaning the stain, I never dreamed it would be another $700. (In one letter they said the $700 was to replace the carpet, in an email response they said it was to clean it. I have no idea what they actually did.) Also months ago when we were informed the apartments were being converted to condos (reason for the move) the same bulletin mentioned that all carpets were being replaced in the changeover so again I didn't think I needed to hire professional carpet cleaners. We always had a good relationship with them prior so I didn't think to take photos, but that's great advice Bryan! I will know for next time and probably have to pay the price for not documenting everything. I will also never move anywhere again with this many pet fees ($1,220 in total) that cannot be refunded or applied to anything. Lesson learned! BTW here is the article that mentioned pet rent being applied towards damages. I don't know where they got their information, but after hearing back from all of you it sounds like it may be inaccurate: "Pet rent is sometimes described as a pet deposit, but it's actually a small quantity of money paid on top of normal rent every month, to cover any damagesArticle Link

Hi! Does anyone know what the law specifically says about pet rent? We paid a non refundable $500 pet fee that I knew couldn't be applied to anything. But the complex is also not willing to apply the $30/month pet rent we paid for two years to what they're claiming as damages. (I actually don't agree there were damages but don't think I can prove anything.) I've seen in some online articles that pet rent is supposed to be applied to any potential damages, but can't find any specific laws. Can anyone confirm? I live in Florida if that helps. Thanks!
