Thanks for the replies! It's something I had been toying with the idea of - setting up a small account and see how it goes. I don't know much about stocks, and have always heard bonds were safer, so that's why I was thinking of going that route, even if the return was a little lower. My bread and butter is going to be investment real estate. I've got a duplex currently, and am working on two more deals currently.

Not really anything super specific, I guess. I'm just looking for something relatively safe (I've read Bonds would be better than Stocks) and was looking for something to maybe start dabbling in, and eventually transfer an IRA into (Fidelity, or something similar) to have in addition to REI.

Looking to get some info on Municipal Bonds. I've read they're relatively safe and about 2%-6% ROI. Anyone have personal experience? Thanks in advance.

I was able to pick up most of my accounts through fellow realtor referrals. They were more than happy to pass them off to me, as it helps them sell more investment properties. Honestly, when it comes to being new to the business, I find the best thing to do is commit and figure it out as you go. I'm constantly trying to learn new things, and you will always think you have a system for something, then find a flaw and tweak it. Best of luck to you. Let me know if I can help in any way!

I'm both as well. The way I see it, nobody should listen to me about buying investment properties if I'm not willing to put my own cash on the line. Also, through doing Property Management, I'm able to source more "off market" deals, and I can retain management on those properties after selling them to a client.

Post cards and letters have always worked best for me. I dare say 99% of the agents in my market don't pay attention to expireds!

I'm going to pitch the idea today. I have to go down and pick up a check from her - I just rented one of the apartments for her. It was like a trial run for me to see how quick the apartment would rent! Haha
