Thanks, Jeff. OTC seemed to be the way to go, at least for me. What seems to be the risk? I would assume less desirable properties with a risk of being stuck with it? And what's the redemption period in Florida?

Thanks for all the replies! I should clarify that I'm mainly looking to just collect interest on the certificates. Not sure where the best states are to do that. The scoop is, my parents, knowing I'm in Real Estate, bought me this book - Wealth Without Risk, by Saen Higgins. A lot of it seems "too good to be true" or "best possible case scenario." So, that's why I've reached out via BP - to see who's actually in the trenches doing this stuff and making money!

I'm looking for somebody that has knowledge of investing in tax lien certificates, that would be willing to exchange email addresses with me, and maybe point me in the right direction as far as how to get started, and what I should expect in terms of startup costs, operation costs, and pitfalls. I'm essentially looking to create an income stream to help supplement my Real Estate Sales and PM Companies. Any help is GREATLY appreciated!

I'm a licensed real estate agent. We don't need a specific PM license in New York State, as long as you're a Broker, or working under a Broker. I currently manage 28 doors, as well as 12 Vacation Rentals. My business exploded this year and I think now is the time to form an LLC.

I'm looking to set up my entity this winter for my PM business. What should my next step be? I know I need insurance, could somebody refer me to a good business insurance company, and guide me on what kind of insurance I should be looking for?

My number one source by far has been Realtor referrals. More often than not, I'm making more on the management contracts than they're making in sale commission!

I'm a 3rd party PM, so that's what I want this entity for. Any of my personal holdings will be in a separate entity.
