I'm new to this also and trying to find my first park.  I see the Jonesboro park listed on Loop.net.  It looks like that park could be quite the fixer-upper.  You've probably done a bit more due diligence but from a cursory examination it looks like the park is very overpriced given the low tenancy, no license, and work needed to be done to bring it up to state standards.  Just my two cents.

I know this is a difficult question with no concrete answer... from the experienced park operators - when evaluating a property what type of attrition would you expect (should factor in) from tenant owned homes?
