Not one property.  Try 6, 50k properties.  But PMs are typically awful and Taxes are high.  That needs to be accounted for.   Take a look around the forums and even Zillow.  Same situation in Buffalo and Syracuse if you know what to look for.

I think you need to look at other markets if that's what's available in yours.  In Rochester for example, for 315k you should be getting 5k in rent/month minimum. Probably closer to 6k.  High taxes and PM would need to be accounted for, but I can hardly wrap my head around spending that kind of money for $2600 in rent per month.  13% C on C?  SMH

It depends on where you're getting started.  We got started in flipping.  I certainly wish I would've been less frugal.  A lot of beginners, including myself, try to squeeze every dollar out their first few flips.  It's better to spend the money and turn out a quality product!  It will sell for more! And you'll be making so much money soon, you'll laugh that you ever tried so skimp on such minor things.

Anything South of Norton between Saint Paul and Carter is going to be pretty much the roughest area of Rochester. There are couple decent streets between Portland and Carter just south of Norton.  But as everybody's said, these areas aren't for the faint of heart.

Hi Russell.

Just the other day I received a fat envelop from the city with all the assessment changes for our properties.  You're not the only one.  No significant changes on them though.  

I agree with Matt.  If nothing's changed and they raised it significantly, challenge it.
