Are you looking to start wholesaling?

It will be in the Boise area.  My wife and I are both from the area and both of our families are still their.  I want to build my own investment portfolio through finding my own deals.  By doing a substantial amount of marketing I hope to find buy and hold properties as well as wholesaling/wholetailing deals as Michael Quarles puts it.  I have been hooked by his podcast.

Is the wholesale business pretty active in Boise and surrounding area?

Houston is full of investors.  Just wondering if Boise is the same.

Thanks for the advice.  I had been thinking of doing both but wasn't quite sure what the balance should be.  This advice definitely helps with my rationality because I seem to already want to be back in Idaho.

I have been lurking around the BiggerPockets community for about six months now and am finally getting close to starting a marketing campaign.  I just have one problem.

My family and I have decided that when my next job opportunity comes available most likely in this next year, we are going to take our talents back home to Idaho (Thanks Lebron).  My problem is that I don't want to put Real Estate Investing on hold for another year but I also don't want to tie myself up in Houston.

Looking for some advice:

Do I start marketing in Idaho to get a lead pipeline started and have a business partner close any deals prior to me getting there?

Or

Market in Houston and wholesale properties here until the opportunity comes available in Idaho?

Or

A mixture of both?

I just don't want to put off the future any longer!
