What would you suggest for someone looking for a partner to fund deals in GA if you are an expert real estate commercial and residential investor with deal that with small capital injections can instantly cash flow?

Most people here have beat you up. I feel bad for you but they are right but keep reading. Well when I first started I did some things wrong too not knowing better but I think they are swinging at you so hard because you have your boxing gloves on. Best advise ever, never burn your bridges. My Daddy in 1988. It wasn't original but it left an impression. Next think bigger and ask questions of the right people. Also always turn a negative into a positive. Take the good, leave the bad and respond well in spite of someone else because it gets doors opened that you did not know where there. I personally think that perspective is relative so find a way to accomplish what you want ethically. I wish you well as you learn.

Thanks, unfortunately I trusted a PM for the first time ever after 10 years of doing it my self. The only reason was to relieve my self of the responsibility while I worked to accomplish some other things. I don't have to share my feelings now. You can imagine. She made so many mistakes but I continued to work with her thinking about the potential for long term and blaming it on being new to one another. I really wanted and needed the relationship to work. So I could do the same thing with other properties. She kept a positive attitude for a while but finally by the 3rd I'm sorry she said. I was over it. I'm a nice person but this is business. She did not take the full move in amount we agreed on ahead of time and moved the tenants in. Landlords be ware. If you don't have someone that see things the way you do and who will actually follow up with you without your encouragement, you are probably trying to light a fire to a dud. I had to learn for myself. It not that I did not quiz her but she presented her girl next door personality and became Freddie Krueger. It turns out that in this situation a lot of Property Managers do not what to take on a unit like this because they have to come in and clean up the mess. To them it's more work than it's worth.

I hired a property manager for one of my properties who also found the tenant. The tenant has paid late from day one and property manager has been very lenient so it has only gotten worse. This month she decided that she did not want to deal with the problem and it only been less than 2 months. So she terminated our agreement. We are still within the 30 day term period but she won't tell me if the tenant paid her for the rent and has stopped communicating. Any thoughts that wont get me in trouble? :-)

@Tony Cavalli,Great job on your new property. I would love to know what lessons you learned and what kind of deal would make you clear out your savings and sell your Beamer. I'm sure it was great.

If I were you I might start by understanding the laws around real estate in your state and how they apply to investors. Some times there are little unique things you need to know. Next find a mentor. You don't have to pay thousands just go to your local real estate network events or hang out here. That should get you started. I'm sure some of the other gurus here will chime in and help you. Happy house hunting!

@Tim G. I've done some of the things here like Craigslist but I here there is somewhat of a science to it. I could definitely do more. I have posted band it signs at the property and that is about it. Thanks ladies & gents!

I really need your best marketing advise. I have a great diamond in the rough as they say. It's a gut job for only $25k close to Atlanta airport with rear terminal access. It's a great little property that has potential to sell once rehabbed for close to $100k or more with the right rehab but I keep getting a lot of bogus calls. I think maybe because it sat for a while before it was bought and people are used to seeing the eye sore and just don't see it any more. I really need some pointers marketing quick close cash deals so I can move on. Not getting rich on this one. I'm in month 2 already! Please help!!!
