...but seller not offering much seller financing

Seller is selling two small, joined retail, main-roadway frontage units, one rented and one not.   PLUS a small 1 Be, 1 Ba house at the back, which is Section 8.   Total present income $1,800.  All needs a moderately heavy rehab., then quality, national leasee should be found  In L.A..  Wants $450,000.   Thank you.
