In large markets what is anyone doing to compete with the guys that have a 20K per month marketing budget. Here in the Dallas Fort Worth area there are multiple Homevestor operations that spend this much or more. What are some of the more creative marketing things anyone is doing. It seems like everyone is mailing to absentee owners which is an area I have had very little success with.

Many times I have been offended by Reed's opinion's of people whom I know quite well and these same people have been and still are very successful in the real estate business. He's an ignorant blowhard in my opiniion. He loves to write negative things about people he doesn't even know.

I sure wish someone would figure out a way to jam up and shut down this SIMS2 BS site. I have opted out from future e-mails 6 times and continue to get his solicitations. Even if he has a good product he is certainly tarnishing whatever reputation he has with his campaign.

I continue to get mixed response from the following. I buy and sell out of my Limited Partnership. I want to start creating notes and do this out of a seperate entity. A couple of CPA's have discouraged me doing this as the IRS will consider the note sale the same as a flip and disallow it even though it is a seperate entity. I have been told to rent the property for a year and then sell on an installment. Thoughts please. Let's leave comments on the SAFE Act for another thread.

I agree with Steve. Mike Cantu has been "in the trenches" for about 25 years now and really know the property management business.

Without the use of bandit signs what is a good marketing plan to generate 100 leads per month for houses that have at least 40% equity and what is it going to cost?

The list consists of unencumbered houses and 10% below medium sales price.

The message is pretty much the same as others using the yellow letter. I am interested in buying a house in your area and would like to speak with you about your house.... I only buy to resell.

Sent out 1000 yellow letters to the F&C list and got about 23 hate calls. No motivated sellers. 3 weeks later sent 1000 postcards to the same list and received 4 calls. 3 weeks later sent another yellow letter to the same list and received another 8 hate calls and went on no appointments. There are some out there that say they buy houses from this list. I'm not so sure this is a good use of my marketing dollars. any thoughts on this?
