Thanks Duke, does this apply to multi- family units ? I know each unit will need  updates and  the  sellers knows it . If they had the money the would do the upgrades ? Maybe or maybe not .Maybe that's one of the reason for the sale , anyway will the bank put the cost in the note . Is that called improvements ? Thanks for your input.

How do you get the renovation cost out of the sales deal ?
