I believe the stabilization is the same as abatement? Not for sure on this, but that is what I am thinking from looking over the report. The items that need 'stabilized' are:

wall
door casing (2x)
door jamb and stop (2x)
window casing
stair stringer
floor

Of course I know that all the cost would depend on the size, just trying to provide more detail. As for the time frame of 1-3 months I am guessing this is the case because they get bids from 3 different companies, then fix the paint, then get the property re-tested. IF the test fail again, more work may get done. Not sure if any of this helps? If not, no worries, time will tell and I will most likely post the results on here. Thanks for the help everyone!

Hello everyone, I figured I would give an update, and a new question. We received the LPB inspection report, and they have determined that there are some areas that need stabilized. They estimate the cost would be $1650. I am wondering how accurate these estimates usually are? Also the time frame that it takes to complete the stabilization? It says that it can take 1-3 months, but just wanted to see if anyone has any input? Thanks!

Hello everyone, I have an offer on a HUD home which was accepted, however their was mold in the basement. This made me first switch my loan from USDA, to 203B to remove the mold. I have gotten an estimate on the mold removal for $2000 which is fine, however now I have learned that HUD will have to do a Lead Base Paint inspection. The house was built in 1900 so I am sure there is lead based paint. I guess my question(s) are how thorough do they test? Also if the previous owners have painted over the lead paint, should I be alright? I did look around the house, and it appears that there is new paint in every room of the house, and only one room has some cracked paint. There is also a front deck which has chipped paint. The deck is approximately 4x8. We were told that if the estimate for fixing the paint is under $4000 we should be alright. If anyone has any input or feedback that would be great!
