Hello everyone,

I am looking at a property that had 3 pending sales and is now back on the market.Is this usually a bad sign? The house def needs repairs and I am thinking this might be the reason why it failed to sell 3 times? I already saw the house with a contractor and the numbers look good to me.The only think I am worried about are those 3 pending sales. Is there something I can do to find out why the house did not sale other than asking the selling agent?

Hello! I purchased a property with cash 1 month ago and it will take me another month to finish the renovation for it.Today I went to a local bank and they told me that I have to own the property for at least 6 months in order to get a loan from them. Someone suggested to take an FNMA loan. Will this work? Who should I contact in order to get this type of loan? My plan is to rent the property and take the invested money back. Thank you!

Hello guys! Happy New Year! I found a off-market deal about 2 months ago, and I was about to close the deal, but apparently the owner has some tax problems.They owe 6k at the county and from what he said " there was an issue where their payments were not being properly applied to their account for several months and they can't even make anymore payments until the company tracks down the payments they already made". At this point they are playing the waiting game with the company/agency. Is there a safe way to buy the property and start working on it before they resolve this problem? I want to mention that I am buying the house through an agency.

No, the house was not on the MLS. Yes, she is representing both seller and buyer. She said that we can go on with the transaction after "they get things straightened out with the company that transferred their balance" and that they can't even make anymore payments until the company tracks down the payments they already made. I feel that they don't care to much about selling that house honestly, and I am trying to find a way to motivate them a little bit. Is there a possibility where I can buy the house and started working on it till they solve their tax problems?

Hello! I am trying to buy  a property that I found  2 months ago. I talked with the owners daughter who apparently is a real estate agent. I've been inside the house and I made an offer, they accepted my offer and I signed an Agency Disclosure Statement,Buyer Agency Agreement, Consumer Guide to Agency and Consumer Guide Receipt via Dotloop. I have not signed the Purchase Agreement because they have some kind of problems with taxes, from what she said: "There was an issue where their payments were not being properly applied to their account for several months and they just found out about it so they have been battling to have it resolved." It's been almost 2 months since they are "battling to have it resolved" and I don't know what to do. Can you guys please give me an advice on how to deal with this problem?

Hello Everyone! I am 26 years old and I am in the real estate business for 1 year.  I flipped 3 houses in Cleveland (West side) and I am currently looking to buy 2 Multi-Family properties in the same are. I would prefer to buy properties in need for rehab! Any tips in how to find Multi-Family deals?
