Currently I have a friend who may want to live in one side with his wife for a little while. Leaving the other side open for me to rent. Do you know if it would be owner occupied down payment amounts or would it be a larger down payment because I'm on the loan?

Hello everyone,
I currently own one rental, a primary residence and looking to buy a third property (preferably a duplex). The bank says may debt to income ratio will allow me about 100,000 purchase price but the properties I want to invest in are 150,000-200,000. I have about 15,000 in cash and have about 35,000 to 40,000 in equity in my rental property. Does anybody have any good ideas on how to go about buying this duplex or commercial property?
A few more details...The rental cashflows about 300 a month and I put that all back into the mortgage. I am currently looking to purchase a property in Gahanna, Westerville, New Albany, or Dublin, Ohio.
