@Tom thank you for this insight. I’m new to this so understanding the details of seller financing I’m still grasping how to work into the deal. I did meet with the owner this afternoon and confirmed the details of the seller financing, deposits collected per unit. Appreciate all the advice this helps. Luckily this is off market and he’s a motivated to sell to us. Appreciate all the advice and insight!

@Jeff Stephans I have not explored this yet, this is great advice as this is what the seller is looking to avoid the tax implications of the sale. I am meeting with the seller this afternoon to do a walk through of the units and will explore this option further. Really appreciate the response and insight!

Just finished reading financial freedom and multifamily millionaire volume 1&2. I recently closed on an off market single family home and as I have been networking more and telling family friends about my real estate investing goals one of my close friends has brought me an off market apartment deal. It’s 26 units and the seller is older wanting to retire and has been self managing the apartment with his wife. This seems to be a good value add project.

Since I recently purchased the off market single family home I’m in the process of pulling out equity after adding value to the property to be used on next investment. Im looking to partner or possibly syndicate but also wanted to get any advice on creative financing for commercial real estate. If anyone with experience in this or can point me in the right direction for content would be much appreciated.


I have been analyzing the deal and leveraging Michael Blanks deal analyzer for possible syndication the numbers are positive and the seller is also offering seller financing. In the examples in multi family millionaire they did mention seller differed maintenance credits but are there other options I should be researching to help with some of the up front capital? In many of the books and podcasts I’ve listened to it says the most important part is finding an off market deal and not stress the financing part if it’s a good deal so I’m looking for any advice for my first apartment deal. Thanks!

Hi,

I’m looking to connect with any El Paso, TX commercial investors. I’m working with an off market multi family deal for about 25 unit and wanted to connect with anyone with experience in the process. I have experience and single-family home rentals short term and long term. I have recently read financial freedom and the multi family millionaire from Brandon and Brian. I am ready to finalize this offer and would like to connect with anyone with  experience  in value add deals and financing. If anyone has experience with master lease option, construction or bridge financing as the property is value add and needs some rehabbing in order to increase the value before financing. Appreciate any insight or connections anyone may have in the southwest area.

I'm actually in a very similar situation and looking into my options of cash out refinance. I came to the forums searching for similar questions and happy to come across one that is in the same city I'm looking to refinance my rental property. If you would not mind sharing the lender information you find. Thanks for any information in advance.
