I am a beginner investor and I am in the process of heavily marketing for motivated sellers. I figured this would be a good starting point for myself. What are the next necessary steps before purchasing my first property?

Should I have an LLC in place? Begin listing and filing contract forms? Website?

Any other tips would be so great!

I have been studying real estate for the past 2 years and I have attended numerous real estate seminars and local meeting. What advice do you have about purchasing my first property? I would like to see what options I have regarding no money down, and without use of my own money or loan. Is this even possible? I have been too scared to start but I'm willing and ready to learn. My name is Crystal. I am 25 and currently reside in Scottsdale, Arizona. I have completed a BA degree in Nursing and I manage a medspa, but my drive has always been towards real estate and entrepreneurship; I have never had enough courage or financing to actually begin. For the past two years, I have been attending local Real Estate Club meetings, Real Estate Investor meetings, reading a multitude of real estate books and have been studying the market. 

I am so excited that a forum like this has been established!!! I look forward to connecting with new people, sharing ideas, and just chatting with like-minded, positive people!
