Thanks J, great article and good luck with the appraisals. Look forward to hearing what they have to say. Chris

Additionally, some appraisers these days will only count above-grade space as contributing to the sq footage, so getting houses to appraise after you add in the cost of a basement can be difficult.

Mickey the other guys are right...for now. Move on and spend your time looking for another deal but put this guy on a drip marketing campaign. Send him a postcard/letter/call in a month or monthly. Let him know that you have the resources to help him. You know the right people. If he is being this difficult with you, chances are everyone else that is approaching him is getting the same response. Eventually he will be motivated enough to sell. And if your name is in his mind he may loosen up. Good luck

Will you were dead on with that one! It's the "little things" that add up.

Plumbing/Home on a Slab

It was something I hadn't even thought about. But check, double, then triple check your plumbing when you are working with a property on a slab.

I was lucky enough not to have a problem but I had some plumbing issues on my last property and the closer we followed the problems to the foundation the more I could picture the jack hammers and checks coming out to get at the pipes cemented in.

I will be watching out for this in the future.

Hello Everyone,

I would like to hear from the new to seasoned investor about the rehab pitfalls you have run into. That One thing you wish you had of known before you started or that "A-HA" moment. Things that would have saved you time or money.

Try to keep it short but informative, I hope everyone learns something. Thank you

Thanks to everyone! I am off to Lowes and the paint store now. That was exactly what I needed. Just a place to start. With the plethora of choices out there it can seem overwhelming but I feel a lot more comfortable with the decisions now. Thanks again. Chris

Hi all,

My partner and I are doing our first rehab. I am completely comfortable with the nuts and bolts decisions but no matter how much HGTV I watch coordinating colors is well beyond my abilities.

We are replacing the kitchen cabinets, repainting all walls, and reinstalling carpet. I know the basics-neutral wall colors, lighter color cabinets for smaller kitchen, etc.

My question is how much do we need to coordinate the cabinet color with the counter tops, then the wall color, and the carpet or am I over complicating it? And what color options are best for a retail sale? Any help would be greatly appreciated. Thank you! Chris
