@Antoine Martel yea I have and would definitely consider it. My realtor also things I should "crawl, walk, and then run" I guess he's right haha. So what about this? he sent me a property, seller asking 70k. it needs cosmetics, approx.. 5 -10k. he says use the fha, get into that fix it up and move after 6months or so if I want. that way I would build relations with the bank and be in better positions for another loan. I just thought I'd always want to do something a little more than cosmetics for a bigger return, I'm just not sure how much wiggle room I have for that price in my market.

What's good BP?! I'm here today with an idea for my market. I've heard similar things before but never in my market. I'm located in Southwest Michigan. I'm thinking of buying larger 3 be, and converting them into duplexs, and/or buying larger 2 bds and converting them into 3bds or 3 units. Any advice? This is my first investment in real estate. I've been studying for over 2 years now, while working on fixing credit. I recently at the beginning of this month was approved for 130k. in my market it works but I plan on finding great deals.

Hey BP, I'm currently in a situation where I'm too much of a liability for any type of loan or mortgage. My student loans are in collections and I'm currently in a rehabilitation program to get my loans out of default, but in the mean time I have no way to aquire any properties unless I pay all cash. Does anyone have any advice in this situation other than "wait it out." I talked to a loan officer yesterday and he said there is no way that I can get approved for any mortgage with student loans in collections, is this true?

Post: Selling before rehab\free and clear\flipping houses

I recently received a property from my father, in agreement that I can have the property, all that is needed is for me to pay the back taxes (which is around 1-3k). The only downside is that the house is just a shell, it has been gutted due to fire that happened years ago. I'm in a situation where I really need my own place to live, I'm tired of living at home, I just turned 26 and its time to go. I don't have the money saved up, or the proper credit to pay for the house like I originally planned before committing, and now I'm second guessing keeping it. What would you think could be a solution in way that I can truly profit and be placed in a win win situation? Should I just quick sell to a flipper ? Or would I lose out? Oh I forgot to mention it's a huge 2 story barn in the back but is technically a different lot as far as paperwork. And the project needs to start asap or the county will demolish it, if no progression is seen by Spring. I'm truly stressed about this and don't really have enough experienced knowledge to know how to handle the situation. Thanks for you guys help in advance!
