Get with Jarrod. He is running hard in Lubbock and will be a great asset. You've got some great advice from Nathan, Guy and Melissa. No need to repeat. Lubbock is a solid real estate investment environment because it has typically had incremental moves "up and down" and not the massive rises and falls. With that said, there are TOO many apartments that have come online in the past 10 years, so the challenges in SFH buy and hold rentals are greater. Good luck.

Please avoid Lubbock if you believe those stats. It IS true that the apartments have caused a strain in leasing SFH around Tech, but there are still plenty of people who want the house experience rather than the apartment feel. It's a challenge, but affordable prices will keep deals around. I've been investing here for 30 years. I would suggest you get with someone who knows all the different areas of town and can help with price points and cap rates. Medical, students, professional, agriculture, downtown, surrounding towns.....
All have opportunities.  I actually have investigated investing in Midland/Odessa...It's just 2 different markets. Good luck !

Purchasing properties in north DFW area.  I need contractors who know the drill....painters, fence contractors, flooring.  is there a DFW forum available; ie; FB, or can someone point me in a direction ?

2 grown kids settling down in DFW area....newly married with jobs for 4-5 years minimum.  Our current primary residence is 350 miles away but has 3 of my businesses I need to attend to regularly.  So the "loaded: answer to your question is the goal is to have somewhere to go 1-2 weeks out of the month and have BNB the other times.  We know we may not be able to use house during busy times for BNB; festivals, etc...and we are good with that.

I'm an investor in Texas.  I'm buying a house in Grapevine, Tx. (DFW)  to use to visit family "part time".  I want to use as BNB in this popular area the other times of the year.  There is currently law suit with city and home owners to restrict.  I'm not using as full time BNB but definitely want that option.  Any experienced folks in the area ?  

All great info..@Luke Carl...great question.  The first purpose is to buy a house in a location where my kids have moved to and use "part time BNB and part time home for us"....There are other areas around this one that have more vacay spots and popular destinations.  This is the reason for the BNB hunt.

I currently have 85 SFH homes that were "buy and holds" 20 years ago. I'm comfortable in that space. The BNB is not a completely different animal, but I have not ventured outside my area.

thanks for the info above. All great things to think on...I have been doing SFH long term rentals in my city for 25 years. (85 properties). The STR is not a completely different animal, but the location is so key. Thanks again, and I'm sure I'll be back for more.

getting knee deep in Air bnb offers in several cities. I'm not hitting the "major" vacay spots, but more in line with local events; wine festivals, wedding venues, etc... I would love some back and forth with folks already in this space and their good, bad and ugly...Thanks

Michael, Just a brief comment and then hopefully more later. You have a lot to unwind here. My "snapshot" response is that the "C class" properties are a great deal of the issues with management. Full disclosure: I have SFH (85) and not multi family, but several of my investor friends locally have the same type units you describe. The management is tougher, the tenant "relationship" is tougher, and the draw of the market caps and margins bring the challenges mentioned. I will re read your points above and then would enjoy a thread.
