Would the drawings be the absolute next step? Or hiring the General Contractor? Your advice has been helpful so far thank you.

Purchase Price: $6,500

Location: Metro Atlanta

Current Value: $14,100

In 2020 I purchased rawland in metro atlanta. I used seller financing to obtain the property but after completing the last payment I now own it free & clear. All my taxes are paid and up to date. During my two years of ownership I have done minor development to the property including timber, grading, foundation, framing, and roofing which is why i believe the current value of the land given by the county is much lower than the actual value. Due to unforeseen circumstances I could no longer fund the project out of pocket and have seeked financing to no avail. Most lenders say they would have needed to be involved from the very beginning in order to close funding. If i can finish renovations the property has an ARV of $200,000+

Hey my name is Omar Gray

I'd love to give you a very long story about my life but I figure it would be better to stick to business.

Recently I have been on a understanding path for how to acquire real estate with out using my money or credit. Unfortunately I have been tricked by very persuasive gurus that rather hurt then help.

I would really love to find some real estate courses that focus on "Subject To" without any of the guru lies being told in the Market Place. Please and Thank You in Advance.
