TBH, flipping is hard.  There are a million people doing it, and a dozen TV shows glorifying it.  I have considered it a few times, but I am not in the position to flip.  It takes cash.  I have a small portfolio of properties that are turning a positive cash flow in rent, and I will probably be doing that for a little while longer.

My suggestion would be to consider a rental first.  If you can't afford to drop the cash and move the house quickly, you will lose your profits in monthly fees.  HOAs, mortgage, etc...

With the starting point mentality, you don't want to offer your best price.  I would determine what my top dollar offer would be and then reduce that by about 10-15%.  That way, the owner can counter and it will be close to your initial thoughts.
