Hello, Jesse

I have a few SFR rentals in SE Aurora 80013, 80015. In 2013 and 2012 you could generally get a $300 a month cash flow on purchase price of $170k - $180k on 3/2 SFR renting for $1,500 a month. This is no where near the 2% rule and maybe a 6% cash on cash return (very low compared to other out of state markets).

Now those $180k homes are going for $200k to $210k and the rents have not increased much. The numbers just dont seem to work at these purchase prices so I'm basically out of the denver market for now and looking out of state.
