As an investor and realtor, one thing I will never do is write a deposit check to a wholesaler.  If they want to do business with us the check is written to the title company.  I get a lot of push back about this, but if they are reputable they really shouldn't have a problem with it.

I am a realtor investor here in Houston.  I have lived for 27 years so am very familiar with the area.  Also if your just getting your license talk to me about brokerage firms

certainly not our intention.  I have always had one in the other business but was questioning how it would work here.  I guess it would be used when your providing services for someone else and charging them the sales tax

Does anyone use of sales tax permit to buy their construction materials on there own rehabs and flips?  If so I have you ever been questioned because you are not charging sales tax and paying back to the state?  We are located in Texas.

Thank you for your answers, some of the information I have read and listened was leading toward providing with comps included.  But I always check on my own, so your right a smart investor would want to run his own.

As a realtor is Texas I also have access to accurate comps, not Zillow estimates.  Texas is a non-disclosure state so actual closed prices can not be disclosed on sites like Zillow, Trulia, etc.
