@Michael Frank thank you, that was the answer I was looking for. So it almost cost me the same to go custom compared to prefab.....which is why after months of researching the prefab market I decided to go custom 

@Karen Margrave thank you for the reply. I was just looking at generally pricing. I’ve already got my plans, am doing my engineering bids and construction bids next. I should of clarified; 2 stories, 6 car port on the bottom and 1250 living space on top in the echo park area of Los Angeles. Wanted to make sure my pricing I was getting generally from other gc’s were reasonable around $250 a square foot 

Hi BP folks,

I own a duplex that is zoned to add a stand alone third unit to make a triplex. After going through different options to build ( prefab or custom) I’ve decided to go custom because I’ll need to add parking (going two levels, parking on bottom living on top)

Im getting to the bid part with contractors and am wondering if anyone can shed light. 

The minimum has been $250 a square foot and I’m building around 1350 square feet. Does this seems reasonable? This doesn’t include foundation, new meters and electrical etc.

If anyone can shed some light on if that’s a reasonable price per square footage, I would be very grateful
