I have a tenant that informed me last month that she did not like the apartment and she wanted to move. I informed her that she would be responsible for the rent until we found a new tenant or until her lease expired. She and I have been working to find a new tenant the last month with no luck thus far.
She informed me this week that she has bought a house and that she is going to start moving this weekend.
I want to prepare myself for the possibility that she will not fulfill her lease agreement and will not continue paying the rent after she moves. What should I do in preparation for this?
What are my options? Help!

As a non-smoker I can always tell whether a house has been smoked in. You can't get that smell out IMHO.

Try to find a used appliance place. One those places that gets in broken w/d and refurbishes. I can get a set for $300 and if it breaks get it fixed for $50 including pickup and delivery.

I don't allow smoking in middle income area apts. Doesn't make a difference I don't think.

My city is at 14% vacancy and seems to be no end in sight for building multi-family complexes. But that's what you get when you have developers on city council! :roll:

What is the vacancy rate in your area? Mine is 14% and the people that do view the apartment are not qualified. When vacancy is high location is king, what would have passed when the market was tight will not do so well today. :idea:
