Why not just click on the left hand side of this website on the link called "Property Analysis Tool" and put your information in there? It's a great tool and is pretty detailed. And you don't have to waste hours trying to whip up an excel sheet only to realize later that you missed something.

I have a single member LLC for my business so could he invest some capital into the business? How would the banks view that?

We were looking at him loaning me 10k for 3 years with interest only payments and a balloon at the end of the 3 years. Him not being a partner, just a lender who would then put a 10k lien against the deed, after the bank of course.

Does that help or is there some more information you need?

Maybe he's jealous... because from my understanding it is illegal for an agent to wholesale properties.

This is the checklist I use, I wouldn't call it a rehab checklist, it's the checklist I use when I look at a property. I know I'm missing stuff on it, everytime I look at another property I modify it and add something to it.

Someone I know is interested in helping me finance a portion of my next deal. What's the process on setting this up? Do I have an attorney draw up the papers and then he get's a position on the mortgage? Does he get me a cashiers check then I bring that to the table at close? Does or can he attend the closing? Do I tell the bank that I have a private lender financing a portion of the purchase? Not quite sure how all of this works.

Also is there anyone out there that does private lending? If so then I may not have to go through all of this with the bank.

I didn't really get the details from them, they just said liquidating, so I don't know if that means selling or doing refi's to get the equity out of the properties.

Just interested to hear how you are positioning yourself to make the most out of this situation.

I've heard of other investors trying to liquidate as much as their equity as they can to start scooping up the cheap SF homes on the market so they can then resell them after the market rebounds.

What's your strategy?
