Hello, I'm new here on bigger pockets. I've been on the forums for a bit over a month and I've been listening to podcasts daily. I'm 22 and have a full time job as a firefighter, and recently sold my landscaping company of 9+ years. After tons of thinking I have decided to turn my first home into a rental, and I didn't realize it until I closed on the house, but I was utilizing the BRRRR method. I was planning on finishing up the renovations in the next 1-2 months and then renting out asap. Here are some facts on the home: Purchased for sale by owner in Marietta for $135,000. 3 bed 1.5 bath brick ranch home with a 2 car garage on .03 acre corner lot. Conventional loan with first time home buyer down payment of 3%. Interest rate of 2.75%. Mortgage payment is $805/month. I have invested about $10k thus far into renovations. I plan to spend about 2k more to finish out the bathrooms. I am pretty confident I can get $1500/month for rent. Home values in the neighborhood range from $160k-230k so I thought this was a pretty decent deal for the first home. What advice do you have, ANY is appreciated. I have about $40k in the bank, no debts, plus a full time job (9 days per month of actual work, the other 21 days I have off) with take home pay of about $2000/month. I was planning on doing a cash out refinance and pulling as much equity as I can out, then put a down payment on a duplex as my next home, living in one side and renting out the other. Any advice helps!
